How the math works

Everything is converted to one base unit first: square feet for imperial, square meters for metric. Net area is the sum of your rectangles minus the islands, hearths and closets you subtract. Planks butt together (click or tongue-and-groove), so unlike tile there is no grout joint added: the plank's footprint is its nominal size. Area with waste is net area times one plus the waste factor, and the factor is suggested by install pattern (5% for a simple square, 10% straight standard, 15% diagonal, 20% herringbone or chevron) and editable. Boxes to buy is area with waste divided by coverage per box, rounded up, and the leftover coverage is your repair spare. Underlayment rolls are net area divided by roll coverage, rounded up. Transition strips are doorways times strip length. Cost matches how the floor is sold, per box or per square unit, with underlayment and transitions on their own lines and labor off by default and separate so it never inflates the material headline.

  1. 1. Put everything in one unit

    Room dimensions are in feet or meters, but a plank size is in inches or centimeters, so the first job is to convert. A 48 in plank is 4 ft; a 7 in width is about 0.583 ft. Mixing a foot measurement with an inch measurement is the most common way a hand estimate goes wrong, which is why the tool locks you to one unit system and converts for you.

  2. 2. Find the net area you actually cover

    Add up each rectangle you are flooring, then subtract the parts you are not: a kitchen island, a fireplace hearth, a built-in closet. A 12 ft by 15 ft bedroom is 180 sq ft; drop a 4 ft by 5 ft island and you cover 160 sq ft. Flooring is sold to cover area, so the net area, not the room's outside dimensions, is what the rest of the math runs on.

  3. 3. Planks butt together, so no grout joint

    Unlike tile, click and tongue-and-groove planks lock edge to edge with no gap between them, so a plank covers its full nominal footprint. There is no joint to add. That makes the plank math simpler than tile: a 48 in by 7 in plank covers 48 x 7 / 144 = 2.33 sq ft, full stop, and coverage per box is the number that matters most.

  4. 4. Divide, then round up to whole boxes

    Flooring is sold by the box, and you cannot buy part of one. Boxes to buy is the area you need divided by the coverage per box, always rounded up. For 198 sq ft of laminate at 20 sq ft per box that is ceil(198 / 20) = 10 boxes, which is 200 sq ft purchased with 2 sq ft to spare.

  5. 5. Add a waste factor for cuts and the end rows

    Perimeter cuts, the starting and ending row that rarely land on a full plank, and the odd damaged board all mean you buy more than the bare coverage. A straight standard lay adds about 10 percent, so 180 sq ft becomes 198 to buy. A simple square room can run 5 percent, a diagonal 15, and herringbone or chevron 20 because every board is cut on an angle. The tool suggests a figure from the pattern and lets you raise it.

  6. 6. Turn coverage into boxes and read the leftovers

    Because boxes round up, you end up with a little more than you strictly need. That leftover coverage is the point: keep it for the plank a chair leg gouges in five years, because a later box from a different production lot will not match. If you gave a plank size or planks per box, the tool also gives a plank count for planning the rows.

  7. 7. Price the material, add-ons on their own lines

    Cost multiplies your own price by the quantity that matches how it is sold: per box times boxes, or per square unit times the with-waste area. Underlayment and transition strips ride on separate lines, and labor is off by default and shown on its own line so it never inflates the material headline. 10 boxes at $40 is $400, plus 2 underlayment rolls and transitions if you added them.

Laminate bedroom, straight standard lay

  1. Net area: 12 x 15 = 180 sq ft.
  2. Waste at 10 percent: 180 x 1.10 = 198 sq ft.

Takeaway. Ten boxes, not nine. Nine boxes is exactly 180 sq ft with zero room for a single miscut, and the first cut row would leave you short before the far wall.

LVP across the whole main floor, room by room

Takeaway. Add each room separately. One gross rectangle over the whole footprint hides the hallway and undercounts the boxes you carry to the register.

Engineered hardwood set on the diagonal

A 16 ft by 20 ft room in engineered hardwood, turned 45 degrees, boxes covering 22.5 sq ft.

  1. Net area: 16 x 20 = 320 sq ft.
  2. Diagonal waste at 15 percent: 320 x 1.15 = 368 sq ft.

  5. Difference: the diagonal costs one whole extra box.

Takeaway. The diagonal turns every perimeter board into an angled offcut, so the jump from 10 to 15 percent is real. Order the 15 percent up front or you stop the job to reorder, often from a different lot.

Carpet bedroom, sold by area on a 12 ft roll

  2. Waste at 10 percent: 156 x 1.10 = 171.6 sq ft, which is 19.1 sq yd.

  4. So it drops in one piece with little offcut, no seam needed.
  5. At 13 ft wide you would need a seam and a second drop, adding waste.

Takeaway. For carpet the 12 ft roll width drives waste more than the pattern does. A room narrower than the roll drops in one piece; a room wider than it forces a seam and a second run.

The judgement calls a pro makes

How much waste to actually order
The pattern sets the floor: 5 percent for a simple square, 10 straight standard, 15 diagonal, 20 herringbone or chevron. But long planks in a small room waste more, because a board cut to start a row leaves a short offcut that rarely fits anywhere else, and cut-heavy rooms with lots of jogs, doorways and closets force more waste than a plain square of the same area. Nudge the figure up for either.
Which direction to run the boards
Planks usually run parallel to the longest wall or toward the main source of light, which makes a room read longer and hides the seams. This is mostly an aesthetic call and only shifts the board count a little, but decide it before you start so the first row is straight and square to the room.
Acclimation and the expansion gap
Real installs need both. Most floating floors sit in the room for about 48 hours to acclimate, and every one needs a small expansion gap around the perimeter so it can move with humidity. The gap hides under the baseboard and takes up a negligible amount of area, so it does not change the count, but do not skip it or the floor can buckle.
Buy one production lot and rack the boxes
Color and gloss drift between production runs, so buy all your flooring at once from a single lot and check the lot number on every box. Open several boxes at a time and pull boards from each as you go, so any shade variation is spread across the floor rather than pooled in one corner or one wall.
Underlayment only for floating floors
A separate underlayment is for floating floors, laminate and click LVP over a foam, felt or cork layer. Glue-down flooring bonds straight to the subfloor and pad-attached LVP already carries its backing, so neither needs a roll. Turn the underlayment line on only when the floor actually floats.
Count the doorways and height changes
Every doorway and every change in floor height between rooms needs a transition: a T-molding between two equal floors, a reducer down to a lower one, a threshold at an exterior door. Walk the space and count the openings, because these small pieces are easy to forget in the budget and hold up the finish.

Common mistakes, and the fix

  • Buying the exact square footage with no waste.

    Add a waste factor. Buying 180 sq ft for a 180 sq ft room leaves nothing for cuts, and a single miscut sends you back to the store mid-job.

  • Buying raw square feet instead of whole boxes.

    Round the area up to whole boxes at the coverage per box. A partial box does not exist at the store, and the rounding is what leaves you the spares.

  • Forgetting underlayment and transitions in the budget.

    Price them as their own lines. Underlayment for a floating floor and a transition at every doorway are real costs that a floor-only figure hides.

  • Averaging an odd room as one big rectangle.

    Split an L-shape or a room with a hallway into rectangles and add each one. A single gross rectangle either overbuys or, worse, hides an area and undercounts.

  • Mixing production lots or not racking the boxes.

    Buy one lot, check the lot number on every box, and pull boards from several boxes at once so any shade variation spreads across the floor.

  • Assuming coverage per box is a standard number.

    It is not. Laminate is about 20 sq ft, LVP about 24, hardwood roughly 20 to 23, and it varies by SKU. Read the actual box and enter its coverage.

Material and unit specifics

Coverage per box
There is no universal figure. Laminate runs about 20 sq ft per box, luxury vinyl plank about 24, and hardwood roughly 20 to 23, but it changes with the plank size and the SKU. The tool prefills a typical value from the type you pick, and you should edit it to the number printed on the box you are buying.
Waste factor by install pattern
A simple square room runs about 5 percent, a straight standard lay 10, a diagonal 15, and herringbone or chevron 20 because every board is cut on an angle. Cut-heavy rooms and long planks in a small space push the figure higher, so treat the pattern number as a starting point.
Underlayment
Floating floors need an underlayment: foam, felt or cork, commonly about 100 sq ft per roll. Glue-down flooring and pad-attached LVP do not, because they either bond to the subfloor or carry their own backing. Match the underlayment to the substrate and check whether a moisture barrier is needed over concrete.
Expansion gap and acclimation
Floating floors move with temperature and humidity, so they need a small expansion gap, usually around a quarter to three eighths of an inch, left around the perimeter and hidden under the baseboard. Most planks also acclimate in the room for about 48 hours before install so they settle to its conditions first.
How the floor is sold
Planks are sold by the box, priced on the coverage the box carries. Carpet is sold by the square yard, which is 9 sq ft, on a roll that is usually 12 ft wide. Sheet vinyl is sold by roll width too. For carpet and sheet, this tool switches to area mode and the roll width, not the pattern, drives the real waste.
Transition strips
Doorways and floor-height changes need trim: a T-molding between two floors of equal height, a reducer down to a thinner floor, a threshold at an exterior door. Count one per opening and measure the strip length, which is often about 3 ft, to size the linear footage.
Imperial and metric
A 12 in board is not identical to a 30 cm board, and a box labeled in square feet is not the same as one labeled in square meters. Switch the tool to the unit your flooring is actually labeled in rather than converting by hand, and read coverage per box in that unit.

Reading your result

Buy the box count, not the raw square footage: boxes round up and the leftover coverage is your repair stock for a gouged or swollen plank. The cost line is material only unless you turn on labor, which stays on its own line so the headline is never inflated. All prices are the ones you enter, so the estimate is only as good as your quotes. Cost per square foot is the grand total spread over the net area you are flooring.

Limitations

  • This is an estimate, not a quote. It does not know your specific SKU, production lot, or local labor rates.
  • It assumes rectangular areas. For an L-shaped or irregular room, split it into rectangles and add each as its own area.
  • It does not optimize carpet or sheet roll layout or seam placement. The roll-width note is guidance, not a cut plan.
  • It does not size stair treads, nosings, or trim beyond the transition-strip count.
  • Underlayment and the expansion gap are guidance, not a substitute for the manufacturer's install specification.
